The Developer will pay a minimum of $4 million dollars for upgrades to aging infrastructure and provide new infrastructure including:
a new sewer line along the waterfront.
cash contribution towards new sewer lift station that will also benefit the adjacent Landing area of $350,000.
new storm water piping, road repairs, and sidewalks.
upgrades to Winegarden Park towards a new performance stage and landscaping.
a new permanent and accessible waterfront Seawalk connecting the current town path to the Gibsons Marina.100% paid for by the Developer (note: the current temporary pathing is on private land).
ALSO: The Developer will pay to remove any environmental contaminants on the upland and proposed marina site at an estimated cost of $1million.
ALSO: When completed approx.$1 million per year will be collected in municipal, regional district, and school tax revenues providing a positive financial base for the Town of Gibsons annual budget.
The Developer has contributed $156,548 to the Gibsons Affordable Housing Fund.
The Developer will pay a minimum of $1.7 million in Development Cost Charges and over$547,890 in building permit fees to the Town, offsetting any additional infrastructure costs on this project, and provide funds for other Town civil projects.
The Developer will pay for the cost of legal and consultants fees retained by the Town to review the project.
The Developer will provide a new fuel dock and marina extension at a cost of approximately $7.6 million dollars. The Town will also receive 15% of the annual revenue from the water lease fronting Winegarden Park.
